As part of the replacement air conditioning equipment roll out for fashion clothing retailer GAP UK, working with FM provider Vinci Facilities, the Banbury store, part of the Castle Quay shopping centre presented a major challenge.
When an assessment was made, it became evident that a crane could not be used to lift equipment on or off the roof. Ground conditions at the front of the shopping centre prevented use of a mobile crane and alternative positions for a crane were considered, including the use of a 500 tonne capacity crane at the rear of the shopping centre. Even a self-erecting tower crane located on the other side of the Oxford canal that bordered the centre was evaluated.
Unfortunately cost and practical implications prevented use of the larger capacity crane. The rigging alone would have taken three days and the work would have created severe disruption to the shopping centre and local roads in the lead-up to Christmas.
The tower crane option was also dismissed as the necessary permissions to use land on the other side of the canal could not be secured.
At this point Holborn brought in a specialist company to review all the options for the required equipment lift. On assessment their immediate solution was to use a helicopter to undertake the lift, which is typically too costly to be considered for relatively small projects.
As nearly all heavy-lift aircraft are based overseas, the cost of deployment to the UK can be 50% of the overall cost of the work being undertaken. Analysing the loads to be lifted and the different sequences required, meant the lift could be achieved using a smaller UK-based helicopter, which brought the cost down to an acceptable level.
Once it was apparent this was our most practical solution, planning and execution of the helicopter lift was relatively quick. With a suitable aircraft identified and booked, all the Civil Aviation Authority permits took less than 10 days to obtain. Ignoring the vehicle making the lift, the rest of the project was very similar to normal equipment lift and something we have done a hundred times before.
Despite the excitement of a helicopter lift, it all passed off remarkably easily, with no fuss. The lift took place the week before Christmas, on Sunday 08:15 and was completed just 45 minutes of flying time later, having undertaken a total of 11 lifts moving 4.7tonnes of equipment.
Use of Mitsubishi Electric’s equipment enabled Holborn to make use of ‘replace technology’ systems, which makes the replacement of R22 equipment in working retail stores, a much simpler and straight forward proposition.
This minimises disruption to staff and customers, whilst retaining the integrity of the existing decoration and wall finishes. The benefit of this to GAP is clear, with no additional decorating or replacement pipework required, allowing the store to operate as normal.
Not all systems are suitable for ‘replace’ systems however, but we can undertake a detailed survey and advise on its suitability for projects of any size or complexity; even those requiring specialist lifting equipment.
